Introduction

Project 124 is a standout example of how a highly constrained riverfront site can be transformed into a refined, architecturally ambitious home. With a 9.2‑metre fall, zero side access, and no practical front access, this project demanded precise engineering, advanced planning and a collaborative approach to deliver a three‑level residence that feels effortless, grounded and deeply connected to its riverfront setting.

Through meticulous construction management, innovative problem‑solving and a strong partnership with The Artificial, the result is a home that balances architectural beauty with structural intelligence — a landmark build shaped by one of the most challenging sites we’ve worked on.

 

A Collaborative, Aligned Process

Project 124 began with a clear architectural vision created by The Artificial. Our involvement commenced in the pre‑construction phase, where we provided preliminary estimating, constructability advice, and early‑stage planning to ensure the design could be delivered safely and efficiently on a steep, access‑restricted site.

This collaboration continued into construction, where open communication, coordinated problem‑solving and detailed sequencing allowed us to execute the design with precision. While The Artificial led the design, our role was to ensure it was built to the highest standard within the constraints of the site

Engineering the Site: Steep Fall, No Access, Full Complexity

The site conditions shaped every decision and required a construction strategy built around precision and sequencing.

Key challenges included:

  • 9.2m fall from front to rear

  • Zero side access due to neighbouring boundaries

  • No usable front access for machinery or materials

  • Riverfront exposure requiring careful environmental planning

To overcome these constraints, the team implemented:

  • Advanced cranage operations to move materials into position

  • Staged excavation and retaining systems to stabilise the steep terrain

  • Custom structural steel solutions to support the three‑level design

  • Integrated waterproofing and drainage systems across all levels

Every stage required detailed planning and coordination, ensuring the build progressed safely and efficiently on a site where traditional methods simply weren’t possible.

Two rooftop gardens are among the defining features of Project 124, each designed to enhance both the home’s aesthetics and its performance.

These include:

  • A private rooftop retreat adjoining the master suite

  • A larger communal rooftop garden for elevated outdoor living

Beyond their visual impact, the gardens provide:

  • Improved thermal regulation

  • Reduced heat load on upper levels
