Project128 - Annerley Brisbane

July marked a month of steady and impressive progress on-site at Project128. The team pushed forward with both structural and finishing works, maintaining precision and momentum throughout each phase.

We began with cladding installation across the gable, carport, and entryway, setting the tone for the home's refined exterior. Inside, cavity slider doors were installed, while adjustments to the kitchen framing allowed for seamless flyscreen integration. Site safety remained a priority, with manual inductions conducted for scaffolders to ensure compliance and coordination.

Mid-month saw the carport ceiling sheeted, with provisions made for upcoming electrical installations. Tuesday brought the placement of building wrap and the kitchen bulkhead, followed by a productive Wednesday, which included the completion of the electrical and air-conditioning rough ins.

Pro Clima’s Solitex Extasana

To elevate the home’s weather resilience and long-term performance, we installed Pro Clima’s Solitex Extasana® weatherproof membrane to the external wall frames. This advanced wall underlay offers exceptional protection against wind and driving rain, while its vapour-permeable, non-porous monolithic TEEE layer allows internal moisture to escape — preventing condensation and mould buildup within the wall structure. With up to 180 days of UV resistance and compliance with Australian standards, it ensures the building envelope remains protected throughout construction. Beyond its technical benefits, Solitex Extasana® reflects our commitment to sustainable building practices. By improving airtightness and thermal efficiency, it contributes to a healthier indoor environment and reduced energy consumption — aligning with our vision for high-performance, future-ready homes.Key timber elements quietly began to shape the build, with the entry door and study window now in place, adding definition to the façade. Window installations continued throughout the elevations, further enclosing the structure and setting the foundation for interior works. Each sill was carefully prepped and sealed with Pro Clima Extoseal tape, enhancing long-term moisture protection and contributing to airtightness — a subtle but important nod to the home’s commitment to quality and longevity.

By July 16, plasterboard had been delivered, paving the way for ceiling grid installation and the refitting of existing windows with updated hardware. The Heka hoods were installed and signed off, and cladding continued alongside insulation and frame straightening. Brio track works progressed in step with exterior detailing.

Timber elements began to make their mark, with the entry door and study window delivered and installed, injecting character into the home’s facade. Plumbing adjustments included repositioning the fridge tap and measuring downpipes for final connections. We also prepped the upper levels for the plastering team, refined cavity sliders for smooth operation, and completed insulation and door installations in the undercroft.

As part of our commitment to delivering high-performance homes, we undertook the careful removal of all existing internal wall linings at Project128. This strategic step allowed us to install bulk insulation throughout the wall cavities — significantly improving the building’s thermal envelope.

By exposing the framing, we ensured that insulation batts could be fitted snugly and continuously, eliminating gaps and thermal bridges that often compromise energy efficiency. This approach not only boosts the home’s R-value but also supports better temperature regulation, acoustic comfort, and long-term energy savings.

It also gave us the opportunity to install a vapour-permeable barrier between the existing cladding and the insulation — enhancing breathability while protecting the structure from moisture ingress and supporting a healthier indoor environment.
